OK..

Assuming you have downloaded a theme you want installed..
Extract the .zip file to your PC..
Usually there will be an upload folder and the style XML file..
Open the upload folder on your PC and via FTP ( FileZilla or Similar ) and upload the contents, usually a folder called style. Could also have js & src too, make sure you just uplad all contents of the upload folder...

Once all uploads are finished, if scr folder was included got to your sites Admin Panel and look in Add-ons select Add-ons in submenu..page will load and it will show you an addon to install that belongs to the theme.. ( This is needed to make the style work ). Once the addon is installed go to your Appearence option in Admin CP, select Styles... there you are given option top right hand corner to Add Style or Import... Select Import , then hit the choose file.
Now navigate to where you extracted the .zip file to a folder and select the .XML file for the style.
Do not touch other options , just let file do it's work.. Once installed it's best to install the file again by a slightly diff method.
Select Add Style.. Give it a Name of your choice.. And where it says Parent Style, select the style you originally installed 2 mins ago.Then select save.

Any style modifications you want to make are done in the style you gave its own name to..
Any updates the skin designer makes in future you only update the original style and the style you named will pick up the updates as it's a sibling of the Master Version..
